Eliminating Monthly Rent or Mortgage Payments
Using the Power of Two.


 
 
Let's start at the beginning. You bought your dream home, but you had to borrow some money from the bank. Surprise, surprise, the bank want you to pay it back, so you now are saddled with a monthly mortgage payment.
 

 So what do I mean by "eliminating those monthly mortgage" payments? And, how can it be done?
 
One option is to use the time tested proven concept, of the "offset method". It doesn't mean that you no longer have a mortgage, but rather that you have a separate  income apart from your regular income that is equal or greater than your mortgage payments.

Of course anyone could tell you that - it's a no brainer.  People don't want to just hear that, they want to know how to it.

The key is to create an asset that provides an income equal or greater than your monthly mortgage payments. OK, some people could tell you that as well. So, lets look at how it could be done.

Let's assume a you have monthly payment of $2,000.00 or a total of $24,000 per year.

One could for example have an cash investment of $600,000 dollars at an annual return rate of 4%. That would give you $24,000 dollars per year return or the $2,000 per month needed to offset your mortgage payments.
 
4% of $600,000 = $24,000

You might say that if you had that much cash to invest, "You wouldn't have a mortgage." But since you likely don't have that much cash to invest, what else is available?

We can turn this around and say for example, if you could build something that gives you an income of $2000 per month, whatever that is, it would be  the same as a $600,000 cash invested at 4%.  In other words you would have an asset that gives you $2000 each and every month.

Well, two thousand dollars per month is only $500 per week. So our goal in this example, is to create an asset that brings in $500 each week.

Would you feel it would be worth your while to investigate a program that could after, say, one year, two years or even if it was five years of part time effort, that would become an asset of $600,000 or even greater?
